Here are 20 key questions to ask before you buy Jamaica real estate and property:
LOCATION
• Has there been any flooding in the community over the last five years?
• Have there been any murders in the community over the last five years?
• Has the crime rate gone up based on police statistics in the last two years? Such as (Negril Crime statistics)
• Am road repairs assigned to the Jamaican Parish Council and not the National Works Agency?
• Is there a mobile phone antenna site within 500 yards of the community border?
• Is the property within 1,000 yards of any body of water {stagnant or otherwise)?
INTERIOR
• Does the inside of the property need a new paint job?
• Are there any property defects such as cracked tiles, leaking roof and shattered windows?
• Are kitchen and bathroom cabinets, doors, sinks and basins more than 5 years old?
• Has there ever been any vermin or insect infestation?
• Are the tiles more than 5 years old?
EXTERIOR
• Does the outside of the property need a new paint job?
• Is there a lawn and no garden?
• Is there no hedge between lawn and outer wall?
• Is the wall around the property less than 3 feet in height?
• Are there street lights on your side of the road?
PROPERTY REVENUE
• Is average rental income for this type of property below USD$300 monthly?
• Is there a monthly maintenance payable to a strata?
• Is average property insurance premiums above USD$1,500
• Are property cost savers (i.e. water tank, step down transformers etc) yet to be’ installed?
You can easily copy these questions send them to your realtor and they should respond with a simple yes or no reply. If MORE than 15 of these questions yield a positive answer (YES) then we can’t honestly say it’s a good buy. You should aim for all 20 being a negative answer (NO); but anywhere between 15 and 20 is a task well worth taking.
